Hello and welcome!

I am Kelly Page and I am the founder of We Buy Houses Illinois.  I am a wife, mom of three precious boy munchkins and bonus mom to one beautiful young lady.

I am also a self-proclaimed foodie, wine lover, and in my life previous to children, a backpacking world traveler (37 countries). 

I have worked in Healthcare Information Technology as a Systems Engineer and Technical Project Manager for more than 25 years.  Yep, I’m a geek and techie. 

I am a Chicago born-and-bred native, who has lived for significant periods on all “sides” of the city. During my pre-teen to early teen years I lived on the south side in Chatham. From early teens to well into adulthood I lived on the north side in Edgewater, West Ridge and for a short stint in Evanston. For the past several years I have lived on the west side on the border of the Near West Side and East Garfield Park neighborhoods.

During my college years, I lived in Urbana, Illinois while attending University of Illinois at Urbana-Champaign. When on summer vacation I earned college credits while attending Triton College (calculus), Loyola University (physics). I also attended Northwestern University after graduation as I completed my pre-medicine prerequisite courses. I even attended University of Illinois at Chicago trying out a Masters in Public Health. For fun, I took photography and television productions at Columbia College. In later years, I attended Oakton Community College in Skokie and Des Plaines for fun adult continuing education classes. What I can say is that I love learning and Chicago schools were my drug for a while. (Schools were not as expensive then.)

I was a staff instructor for College of Lake County at both their Waukegan and Grayslake Campuses teaching Microsoft Office products. One more… I attended Northern Illinois University in Naperville completing Construction Management classes. Whew! As you can see my breadcrumbs are all over Illinois.

In 2002, I bought my first property which was a small multifamily 2-flat (2-unit) in Chicago.

I continued to build up my real estate portfolio and then lost it all in almost all of it in 2008 with the great crash of financial institutions. I left real estate alone and thought that I would never return. Fast forward, I met my husband on a vacation to Jamaica, fell in love, got married and had a few babies.

Wanting to build a life where making a living supporting my family and getting my time back brought me back to real estate. I had learned some tough knocks about life and learned how I could rebuild with a real estate business that reflects my values, achieve our family needs as well as show my children the value of hard work, entrepreneurship and giving while giving back to communities.

As we are still a very small business, I were multiple hats.  As a matter of fact, I wear all of the hats that are not construction, renovation, or repair based.  That means I am the main person you will talk to as well as the marketer, bookkeeper, social media manager, and much more.   

Though I started all over in the real estate business, I now have a different, greater purpose – to provide for my family, create a legacy and to serve others.

Wha go on?! Hello there!  

I am Ricordo Page and I am a Jamaican native. I met my wife, Kelly, at a beach in Jamaica while at work at the resort. Yep! Four years later, I came here on a fiance visa and we are still going strong nearly a decade later.

In my home country I had done home repair work in my home and that of my family and friends. I also worked as a construction worker as well. However, there are many differences with the construction in Jamaica and here. Since the methodologies, materials and general work was a bit different, initially I did not pursue this type of work.

After being disappointed by GCs and subcontractors working on various projects, I fell into my home improvement skills for our projects and haven’t stopped. Since then, I have become a professional handyman and will soon become a General Contractor.

Kelly uses my talents for this business as our project manager managing all of the contractors and subcontractors as well as applying some sweat equity.

When I am not working on renovation and repair projects, you can catch me watching international football games (not that of the American Football variety…aka soccer as Americans call it).

We understand…

You feel awful. You don’t know when it all changed, or maybe you do remember that moment that you realized life can throw you in a different direction.

Then you can try listing it yourself but that will take time, money and again there will still be tasks you don’t want to do, such as taking phone calls from picky strangers who then need to make appointments to see the home. You can turn the property into a rental and then be subject to tenant troubles and headaches. All of these choices take more time and more money than you want to spend.

I know how you feel.

I was there too. My situation was slightly different but I was in the same position. I needed help. I needed options.

I was young, single, working in corporate and was an entrepreneur. I was working full time and had begun a real estate business. Over 6 years I built up my portfolio with single-family homes, condos, and small multiunit buildings. I was on top of the world. Then 2006 came along, the real estate market was getting shaky but I paid it no mind. Going into 2007 I could see trouble ahead but I thought it was all going to just pass. By the end of 2007, I realized I was in too deep. I needed to get out of these properties before I lost my skin. I was numb, dumb-founded and felt frozen. I needed help. I needed options but I had no one to turn to. I felt like a failure. How did this happen? How could I have done everything I was supposed to do such as be good student, get a good education, get a good job, build a business and then fall flat on my face as I faced foreclosure for several properties.

The market was crashing and so was my business and more importantly my dream of independence. All this because I had tenants that could not or did not want to pay their rent. So I could not pay my mortgages plus I had the added costs due to eviction court filing costs. There went more of my time and money whether I did these things myself or paid an lawyer. Typically, I am a such a happy person but at that time I was pretty miserable. I stopped socializing and became distant from family and friends. I had no way out. I was desperate for a solution. I needed someone to help me out of the mess or at the very least help me stop the bleeding and lessen the pain.

I know what it is like.

Well, my mom saw me sinking. She slapped me in the face (figuratively, that is). She told me to pick up boot straps and start to attack this problem. She was my rock. She helped me think about my options and she helped me at least try to proactively tackle my issues.

I wish I could tell you that I was rescued but I wasn’t. In 2008, I lost nearly all of my properties to foreclosure. It was not a good time. I felt miserable. It took a couple of years but eventually, I worked through it and moved forward.

In the meantime, I was still a landlord of a couple units but I was unable to grow due to deep pit my financial standing fell into. My credit score was oh so low. I couldn’t get a loan to save my life. I had to rebuild. At first I was staying far, far, far away from pursuing buying more real estate. However, life changes. I became a wife, then a mom to 3 boys. I then realized that I wanted to be more present for my kids before they get to old so I decided to jump back into the real estate game. Well since the crash, things had changed and I learned about various strategies. I knew that I wanted to help people. I knew that I wanted to help people out of bad situations. But, how could I do that with real estate? Well, I ended up learning that I could pursue my real estate business and help people, like you. I learned that there are many people that get in a bind and have problems which can either be caused by or resolved by real estate. I learned that I can be a real estate investor that purchases homes from people from people that need to sell, want to sell quickly. Not visiting the house:

How Our Offers are Calculated

After Repair Value (ARV):   

This value is well known in the real estate industry, it is similar to the appraised value. It is the market price of the property when the property is showroom or HGTV ready – basically, when it is ready for the new homeowners to move in.   

We estimate this value based on current prices of homes similar to yours.  This estimated value is what we think your house would sale for one it is brought up to current market standards with respect to finishes, designs, and layout.  We compare a number of factors to determine the similar properties.  

The ARV is found by researching similar properties which have recently sold within the last 3 to 6 months in the area, also known as comparable sales. Your house is compared to other houses based on various criteria including condition, location (between 0.5 to 2.0 miles), lot size, house style, house age, square footage, number of bedrooms, number of bathrooms and existing exterior improvements, such as a garage.  We pick the best 3 to 5 properties which match your house.   

Our Purchase Costs:  

If this was a traditional sale, you the homeowner as a seller are responsible for some of these expenses.  However, we will be paying all of these costs for you. Therefore, you do not have this financial burden and do not have to worry about paying any of these.  Costs averted!

Land Survey;
Inspections (village, municipality or city);
Title insurance;
Deed preparations;
Transfer tax Stamps; and
Closing costs.  

Our Renovation Costs:   

After we buy your property, we renovate it and put the property back on the market to sell it to the next homeowner.  These expenses are the estimated costs of renovating or repairing the house to be at today’s updated and upgraded standards.  The expenses are incurred AFTER we have purchased the house from you.  It was during our visit that we gathered a list of repairs and/or outdated items.  We use our visual observations, photos taken, conversations with you and the overall condition of the house to determine the renovation cost estimate.  We have to bring the house to a standard that any new homebuyer will expect of modern homes in the neighborhood.  The costs can include repairs to any of the exteriors, interiors, mechanical systems, finishes or structural improvements (such as fences, garages or sheds).  

What we spend on renovation would be lower than what you would spend because as a business we have discounted pricing on labor and material due to our volume of usage with our contactors and suppliers.  

Examples of the items that are included in these costs include:  

Labor;
Materials;
Supplies;
Finishes;
Permits; and
Inspections.  

Our Holding Costs:   

These expenses we have to pay while we are renovating the property are the same normal monthly expenses that nearly every homeowner has to pay.  We estimate 3-5 months for smaller projects and 6-9 months for larger projects. These are the same expenses that you will no longer be responsible for once you’ve sold the property to us.  These expenses can vary greatly from property to property.   

These expenses include:  

Property taxes;
Property hazard insurance;
Utilities (gas, electricity, water);
Sewer;
Garbage removal
;Lawn care or snow removal; and
Home security monitoring systems and subscriptions.   

Our Selling Costs:  

Selling a house is expensive.  In the traditional process, these selling costs are paid by the seller.  When we purchased the home from you, these were the costs you were able to avoid.  You did not have to pay these costs since neither of us used a real estate broker or Realtor.  After we have renovated and updated the home to today’s modern standard, these costs are a result of all of the things we must do to get the property listed and sold.  Although you did not have to pay these expenses when you sold to us, we must handle these costs when we sell the newly renovated home to its new homeowner.  We must hire a real estate broker or Realtor and thus must pay all of the expenses you did not have to pay.  We must pay them a commission to list and sell the property.  Depending on the location and market timing and buyer expectations, we may need to use a stager in order to maximize the potential of selling the property faster.  You know, you’ve probably seen this hundreds of times on HGTV.  

These costs include:  

Land survey (if the previous survey is older than 6 months);
Inspections (village, municipality or city);
Title insurance;
Deed preparations;
Transfer tax stamps;
Closing Costs;
Roof certifications;
Home Staging; and
Realtor Broker commissions

We need to make a profit from each home that we purchase for the money we make from our transactions is used to pay for our business overhead operating expenses such as office rental, utilities, phone, marketing, software, accounting services, postage, mileage, business taxes, wages and more.
