You can go the traditional route and use a real estate agent but the process will be slow and filled with tasks you don’t want to do. Agents have a lot of paperwork that need to be signed and processes to follow. Also, you have to find an agent you can trust and that knows the area. Then you can try listing it yourself but that will take time, money and again there will still be tasks you don’t want to do, such as taking phone calls from picky strangers who then need to make appointments to see the home. You can turn the property into a rental and then be subject to tenant troubles and headaches. All of these choices take more time and more money than you want to spend.

I know how you feel.

I was there too. My situation was slightly different but I was in the same position. I needed help. I needed options.

I was young, single, working in corporate and was an entrepreneur. I was working full time and had begun a real estate business. Over 6 years I built up my portfolio with single-family homes, condos, and small multiunit buildings. I was on top of the world. Then 2006 came along, the real estate market was getting shaky but I paid it no mind. Going into 2007 I could see trouble ahead but I thought it was all going to just pass. By the end of 2007, I realized I was in too deep. I needed to get out of these properties before I lost my skin. I was numb, dumb-founded and felt frozen. I needed help. I needed options but I had no one to turn to. I felt like a failure. How did this happen? How could I have done everything I was supposed to do such as be good student, get a good education, get a good job, build a business and then fall flat on my face as I faced foreclosure for several properties.

The market was crashing and so was my business and more importantly my dream of independence. All this because I had tenants that could not or did not want to pay their rent. So I could not pay my mortgages plus I had the added costs due to eviction court filing costs. There went more of my time and money whether I did these things myself or paid an lawyer. Typically, I am a such a happy person but at that time I was pretty miserable. I stopped socializing and became distant from family and friends. I had no way out. I was desperate for a solution. I needed someone to help me out of the mess or at the very least help me stop the bleeding and lessen the pain.

I know what it is like.

Well, my mom saw me sinking. She slapped me in the face (figuratively, that is). She told me to pick up boot straps and start to attack this problem. She was my rock. She helped me think about my options and she helped me at least try to proactively tackle my issues.

I wish I could tell you that I was rescued but I wasn’t. In 2008, I lost nearly all of my properties to foreclosure. It was not a good time. I felt miserable. It took a couple of years but eventually, I worked through it and moved forward.

In the meantime, I was still a landlord of a couple units but I was unable to grow due to deep pit my financial standing fell into. My credit score was oh so low. I couldn’t get a loan to save my life. I had to rebuild. At first I was staying far, far, far away from pursuing buying more real estate. However, life changes. I became a wife, then a mom to 3 boys. I then realized that I wanted to be more present for my kids before they get to old so I decided to jump back into the real estate game. Well since the crash, things had changed and I learned about various strategies. I knew that I wanted to help people. I knew that I wanted to help people out of bad situations. But, how could I do that with real estate? Well, I ended up learning that I could pursue my real estate business and help people, like you. I learned that there are many people that get in a bind and have problems which can either be caused by or resolved by real estate. I learned that I can be a real estate investor that purchases homes from people from people that need to sell, want to sell quickly.
